Your options

You have four ways to go.

We go through all four. Then you pick the one you’re most comfortable with.

Option one

Do nothing

A real option, and most of the time it’s the right one. Most of the roofs we look at don’t need replaced that day.

If you choose it, we tell you what to watch for and roughly how long you have, so you can keep an eye on it yourself and call when it’s actually time.

Option two

Spot repair

I can repair a roof. That’s why repair is on this list.

Where the damage can be repaired, we’ll say so and we’ll price the repair, not a replacement. Not everything needs a full roof and we’re not going to pretend otherwise.

To repair one you need material that matches what’s on it. Finding that out is the one thing here that costs money.

What a repair won’t do is make a worn-out roof new. If you’re near the end either way, we’ll tell you that too, and then it’s your call which one you want to spend on.

Option three

Full replacement, out of pocket

No carrier, no claim, no waiting on anybody. You get a written estimate and a schedule, and the number is the number.

For a lot of people this is the cleanest path, and it’s the only one where nothing about your policy comes into it at all.

Option four

File a claim

When a roof has real storm damage, a claim is the right call and we do that work. It’s also where this goes when a repair isn’t possible. If what we find is consistent with storm damage and you want to file, we put together an Evidence Package: photos and a written record of your roof’s condition, laid out so anybody can follow it.

It’s a record of what’s on the roof. It is not an opinion about your coverage. It’s your policy and your claim, and you run it.

A lot of people ask whether filing will raise their rate or get them dropped. We can’t answer that. It depends on your policy and your carrier, and the person who actually knows is your agent, so ask before you file, not after.

We are roofers. What we can do is tell you what’s on the roof, put it in photos and writing, and wait while you find out.

I might not be the cheapest quote. I’m definitely not the most expensive. What I’m looking at is the scope, and that’s where comparing two prices stops making sense.

Right materials, right techniques, qualified people. When you do it right and you don’t cut corners, the scope is what makes the price higher. It’s easy to cut a scope to make a lower price.
