What I actually do when I get there.
Free, and there is nothing attached to it. Here is the whole thing, start to finish, so you know what you are agreeing to before you agree to it.
I start at the front of the house. Frame it, verify the address, then go all the way around, three hundred and sixty degrees, starting front left.
On the way around I’m looking at window flashing, screens, siding, downspouts, and whatever else is on the house and sitting around it. Dents in window flashing will tell you things the shingles won’t. Every corner gets photographed, and every elevation, the full elevation where I can get back far enough for one.
Most of what I write down on that lap isn’t damage. It’s maintenance, and it gets noted as maintenance, separately, so the two don’t get mixed together.
Then I get on the roof. Sometimes I fly it first, so there’s a record of what the roof looked like before anyone set foot on it. That depends on the property and on whether it’s safe to be up there, and it isn’t always the same call twice. Either way the roof gets covered the same: the elevations, the conditions, anything I find, and any temporary repair that’s been done to it.
I hold a current FAA Part 107 remote pilot certificate. That’s the one the FAA requires to fly commercially.
I get in the attic when it’s necessary and there’s a way in. I’d do it every time if every house let me.
How long it takes depends on how big the property is and how much is going on up there. It is one visit and it is not a presentation.
We sit down and go through it.
I pull the photos onto my computer and we look at them together. What I found, what it means, and what your options actually are. Take as long as you want with it.
You keep the photos. Every visit, every time, for your own records, whether there’s a job in it for me or not. And you leave with a condition report. If you need an estimate, that comes with it.
People want to know what the catch is.
There isn’t one, but there is a reason.
If I get on your roof and tell you it has five good years left, you didn’t spend anything and I didn’t sell anything. And when it comes about that time in five years and you’re thinking about it, you’re probably going to call me.
That’s the whole plan. It only works if I tell you the truth.
